I'm relatively new to the US, and deciding between living in Georgia and Texas. From a financial standpoint, TX housing seems more expensive (esp. property tax), but the additional net income in TX (no state income tax) seems to cover the housing delta. My conclusion is that GA and TX are pretty much similar in terms of cost of living (housing being the biggest factor). Just wanna check whether this analysis is sound; am I missing anything?

Plan is to purchase some time after 2 years or so. Primarily to save up for a larger down payment.

Here’s my plan of attack:
- $30K saved right now ($20K in IBonds and $10K cash)
- $90K saved by July 2023
-$130K saved by 2023 and target a $800K home

5 years post-MBA and all my classmates are VPs in industry or Principals in consulting/IB (some are even Partners/MDs already). I sat in the same classes with these folks for 2 years — probably outperformed some of them academically. Yet, here I am continuing to struggle with my student debt payments, hoping that “Uncle Joe” forgives 20% of it. I’ll never have that kind of earning potential because I didn’t come from the “right background” pre-MBA.

Interesting. Let’s see if the uptick In cases continues to drive an uptick in hospitalizations and then in fatalities. Depends on how many of the cases are incidental or in very young people not prone to severe cases. But either way, look at the hospital capacity utilization figures! This is the untold story. Were we bending the curve to avoid unnecessary deaths due to overcrowded hospitals, or were we bending the curve to buy time for treatments and vaccine, or just to slow fatalities?
