I’m renting out my condo and moving to a rental myself. Can I still treat my condo as primary residence for tax purposes (considering I don’t have another owned property that I’m going to be residing at)?

You cold but would b committing tax fraud. If you lived there for a portion of the year you could get away with 50% homestead potentially... but I wouldn’t mess with it. That being said I own a number of rentals and have never had an issue with taxes in general. No ones really checking for low level shit

What did you do with your RSU’s after it vested? Did you keep it or was it sold and reinvest to another stock/fund/etf?

I’m seeing lots of posts about really bad losses. If you trade you’re going to lose money - hopefully not all the time, but many positions will be mistakes. But you need a process to find ideas and manage positions. Two books you should read are “The New Trading for a Livinng” and “The Laws of Trading.” Both look at psychology, process, and risk in different ways that can help you work out your own process. The next 18 months will be much harder than the last 18 - time to start learning.

27, paid off car, student loans left is $18.5k, investments at $22.3k, trying to go to grad school PT by next summer. employer willing to pay $5.5k/yearly, would take me 2.3ish years to complete, projected price would be $23k after tuition reimbursement. what’s the best way to pay through school, i feel like it doesn’t make sense to put money into a 529 if i plan to withdraw so soon? thoughts were max out my 403B, show an AGI of 70K and get low cost student loans out? does this make sense to do?

Does anyone use a brokerage account instead of a checking account? Mine offers a fee free debit/atm card and free checks which I'd rarely use but starting to question whether it is worth maintaining my "big bank" checking account that requires a $1500 minimum balance.

I also have a local credit union checking/savings that I'd use if I need any services or to deposit cash and a HYSA that gets my paycheck, is used for mortgage and credit card payments, and to transfer to checking or investments.

Anyone start later in life? About to turn 32 and my retirement savings are sad.

Can someone on a Manager salary afford a $675k house on a single $140k salary? With 20% down?

Hey, new to investing looking at initial mistakes I made. I have $1k in VOO, $7k in VT and $4k in VTI in my brokerage acct; in my Roth IRA I have $6k in VT and $7.7k in VTI. I know isn’t an ideal portfolio because many of these funds overlap. However I’m in for the long term and am willing to reposition to a strategy that will do the best over my life. Id appreciate to hear feedback on these 2 accounts and better approaches from others. Thanks!

Anyone else just sitting around waiting for the ax to drop? I'm a soon to be 2nd year corporate associate who has seen work completely dry up. My utilization held pretty steady around 50% immediately after shutdown, but August was below 15 billables with no appreciable work in the pipeline. Aside from letting people know I'm available and doing pro-bono/CLE, it's starting to feel like a serious "covidcation" leading to termination.

Any insight on Brewer (either office, generally curious about the firm). I assume comp after year 1 is discretionary, rather than lock-step, given the size of the firm. Would appreciate happiness, horror stories, of whatever “firm culture” falls between the two. DM me if you don’t want to share publicly.

How many matters is typical for one associate to handle (BL lit)? I know it is group-specific, but just trying to get a general idea. I’m a 2nd year and I am the only associate staffed on about 30 cases-meaning I keep track of all deadlines, do all day to day assignments, keep on top of following up with client/OC, and all research/drafting. Partners handle deps/court but that is about it. Is this a normal case load to be responsible for as a jr? I being dramatic by thinking this is too much?

Additional Posts in Part-Time Landlords

Hi everyone! Who else owns property in NYC for rent here?

I am a tenant and my landlord wants to come into my room for the first time in years to check on a possible leak situation that has come up. I wasn’t expecting visitors and live alone in a tiny place so it’s a bit untidy (kind of understatement). It certainly isn’t how I would want visitors to see it. Is it ok to let my landlord in if it is like this or does it need to be squeaky clean? Won’t have time to clean before he comes in.

Hello fellow landlords - just bought an investment townhome in the Atlanta suburbs... Cherokee county. What tax breaks should I be filing for if any? Also for the tenant search one prospect is an entrepreneur and has been for past 10 years. Good credit history. How do I validate their earnings?
