Im looking to buy a home, program is zero down (no PMI). I make 150k base salary; take home 8k mon. Im looking to buy a house under 350k in my area. Im looking at a payment of about 3k including prop. taxes in a newly gentrifying area. My plan is to house-hack and in a year move out. Is this monthly payment too high? I have under 10k student loans (will get wiped) and no other payments. I want to make sure I can afford it even without tenants just in case.

When it comes to stocks , I am investing in index funds with 8-10 years strategy . The typical index funds make 8-10% annually . However , when I live at MSFT , Apple they have increased 350% in last 5 years . What stocks should I invest with at least 5 years in mind ? Something safe but with returns better than index funds. It’s hard to be motivated when rounds of layoffs happen and you see all your friends leave. But one thing that’s gotten me through all of this is working out. And when I say workout I mean the most pathetic, sad, barely completed beginner-level cardio dance routines. I’ve somehow forced myself to move while on lockdown and it’s somehow forced me to feel better. Whatever you’re doing, wherever you are: get up and move even if you don’t finish or end up going on a walk. Pls take care of yourself❤️
