Love how BS credit score is. Got my score up to 800 last month only to go on vacation so my credit utilization went up to 8% due to the increased spending and my score dropped 35 points because I didn’t immediately pay the balance after charging the purchases. I always pay my balance in full each month and have never missed a payment, how is 8% credit utilization determined to be that big of a risk that my score got immediately wrecked, I don’t understand

$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Any tips on how to improve lining thickness? My RE had me on Estrace for a week before starting Prometrium (vaginally) a few days ago, but my lining is only a little above 5mm. Looks likely that this FET cycle is going to get canceled (was potentially going to be this weekend) since the lining doesn’t seem to be thick enough.
