If it’s been on the market for 40 days (in a hot market) and the appraisal is $30k under the price, I say offer the appraisal value and and see what happens 🤷🏼♂️ You aren’t lowballing them if that’s the appraisal

We had ours appraise low too. We were able to negotiate $20k lower but still needed to put in some extra cash.

That's a long time in today's market. No one can explain the market right now. I would ask them to lower it or you walk.
Tell them you don't have $1 more. If they want to move the inventory enough, they will sell it to you. If not, it wasn't meant to be.

Totally depends on the market. About 50% of sales in my area fall through because of this. Perhaps get another appraisal ?
Just negotiate instead of drop
I’d say likely. If it didn’t appraise they are going to have the same issue with anyone except a cash buyer. If the property is not in a super hot area (doesn’t sound like it is if it sat for 40 days) then they might negotiate down to appraised value
You could try again for a more favorable appraisal
Surprise twist seller offered to pay in full for a second appraisal.

Agreed, that is good news right? You get to offer the $30k less that it came in at appraisal. You’re wife will be stoked you’ll be a hero! 😄
