Hi everyone, I'm new to Canada and want to start my career here in the Financial and Banking industry. I have passed the CFA level 2 exam and was wondering if I have to complete the Canadian Securities Course (CSC) as most of the job postings here mention about it. I saw that if someone passes at least the CFA level 1 exam then the requirement of CSC is exempted. Can anyone enlighten me about this? As the CSC exam costs above 1000 CAD, I wanted to be sure if I need it before investing behind it.

What's the one thing for you that turns a house into a home? Or one thing that can always make a house feel homey?

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

I went from making $70k the last 7 years to now started a new job a month ago making $130k plus $10k bonus every year, and $60k in RSUs. I have $70k in my 401k and around $50k in savings. Want to get out of the Silicon Valley which has been home my whole life and buy in TX or AZ a ~$400k house. I have about $20k in student loans which my dad has offered to pay (wants to make up for never supporting me) but I’m waiting to see what Biden decides for student loans. Is this feasible? Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more
