If you have cash that you want to invest. Please consider Treasury Series I Savings Bond (Electronic). Interest is 7.12% right now. While it's not guaranteed that the 7.12% will remain until next year, it's still a good deal.

Sometimes it can be beneficial to bring those skills to a new position elsewhere now that you have built up experience. You can get a big jump in salary as an experienced candidate rather than staying in a current role that will have a cap on raises.

I agree with associate 1. It depends on location and size of your company as well as industry but it sounds like you are severely underpaid for the amount of work you do especially if you are managing three locations.
I live in the Bay Area & the pay here would be 55k plus.
Where do you live? I would defintiely say that you are slightly underpaid making 41k a year and I defintiely don't think that asking for 48k is too much to ask for.
