We bought our home from Pulte/Centex in 2023. We actually like our home and is well made to our standards. Our new build warranty allowed us to contact them for any cosmetic updates up til year 1. Structure has a 10 year warranty. Appliances (HVAC, water heater) 5 years. Also stood strong during a hurricane ( Houston area) with strong winds last year. Love the home but the salesman was troublesome and made the process a headache.
Additionally.. would you have done this route again or would have rather just bought a Single Family home vs a townhome?
Depends on what you want and how long you plan to be there, most first time home owners stay 5-10 years and move on, most new builds don't have a pool depending on the area you are looking in, where are you located?
Then it depends on what you like, some new builds that are well built are very expensive and then there are some flips that wouldn't be worth the time, a huge pro to getting a new build is working with the builder sometime they give you money towards the house loan, just be mindful that if you aren't a cash buyer and you use their loan officers they control the deal, definitely get you a realtor in your area to help navigate you on this journey, you are buying a house for the first time there are a lot of things you don't know and need guidance on.
I would look at some horror stories from people who purchased these big builders to see what you are potentially getting yourself into. DR Horton, Lennar, Pulte. Just realize you are not buying custom. You are buying a home built as cheaply and efficiently as humanly possible to build in the US. I think with the right expectations it can be a great fit for you. Builders are offering very generous incentives around interest rates

A friend purchased from Pulte in Indiana. Doesn’t like their build quality. We’re in Texas and haven’t heard many favorable reviews about Pulte in general. Checkout another builder if you can.
Besides that, probably not top of mind for you right now, but ask your realtor for rental comps for this house if you go with it. Good to know if it can be converted to a a rental when you outgrow the space.
I bought a new build 25 years ago and I’ve been happy. Several of my neighbors have had issues with pipes leaking in the walls but I’m not sure that’s something that would be different 20 years post build with any builder. I would say that it’s worth having your own inspector and take pictures/video of everything before walls are closed up. You never know when/why you might want to know where a drain line runs. If you get to pick counters and flooring, don’t be cheep but don’t go overboard either. Don’t pick wood floor with pronounced ridges. It looks cool when new but the ridges all wear down it it looks like crap in 10 years. My flat smooth wood floors still look great after 25 years.
