How much is it and where?
Glad to see you’re not immediately blaming your broker. Often it’s what prospective purchasers see when they walk through the door (and you stopped seeing years ago.)
Make sure it’s clean. No dirty laundry hanging around. Make sure that the bed is made. Make sure the place smells good. (Scented candles that smell like fresh baked cookies are PROVEN to make a difference.)
Maybe you just need a different look. Consider getting a decorator in and putting in different furniture, lamps, knick-knacks, etc. You are not the best person to sell your apartment and often you can get back the additional money you put in. And you don’t need to spend a fortune.
I made the same mistake for six months with my apt (also in NYC) and then changed things around. I got way less than I wanted but every month I carried it was another month down the drain. Be realistic and consider what another 4 months could cost you.
And good luck!
I love my broker, she’s wonderful and diligent and I don’t want to change her (she’s also compass), and I also don’t want to compromise on price any more than I already have (for a lot of reasons). I know the market is tough. Any suggestions as to what I can do?
Your mistake was starting in September. You gotta start in May. People move over the summer not the winter.
At this point you either wait until next season or keep cutting until you get an offer (or accept one of the other offers).
Also it sounds like you have an inflated idea of the apartment's value. You call it "charming" and admit it's prewar and has no amenities. Sounds like it needs work and just doesn't look attractive to buyers. You can't demand above market price with below market goods.
I have to agree you're better off taking it off the market until spring (people don't want to move in winter). Have your agent put in RMLS notes that it's a holiday decision (so people don't think there is something wrong). When you put it back on the market maybe use a different agent. I know you said you like them but the truth is every agent has different exposure so listing with a different brokerage would expose your listing to a different group of agent and buyers.
Nyc broker here, did I read correctly that your agent told you that accepting a higher offer that’s contingent upon the sell of the buyers house was the best offer because it was the higher price? Is this is the case you can fire that broker because that’s ill advised. I would never recommend this because the buyer can’t guarantee that they can sell their house for the price they are asking and have the money available to buy your house and then you lose the other offers that you could’ve bid higher. 🤦🏿♂️🤦🏿♂️🤦🏿♂️. Listen if your home isn’t sold, please, send me a direct message, I would love to discuss this in greater detail.
