I've purchased a flat. I've made the 70% payment from savings. Should I take the home loan for 30% of amount for 10 years to show it in Income Tax Deduction? Would that be beneficial?

Looking to build out my 2021 investment strategy over the holidays and looking for resource recommendations on the following.
1- Where to learn/refresh about Options; 2- resource to download or analyze stock data (historical prices) as well as key metrics (PE, YoY revenue growth) to identify stocks as outliers either for shorting or as investment 3 - Paid or unpaid resources that discuss ideas and trends (not necessarily just stock picks).

Till last July I was earning 12 LPA, now I switch to a product based with 30 LPA. Where 27 is the base. Monthly I pay 45k tax.
Things that i am doing already is LIC = 40 k , SSA= 50 k (for my kid) and tution fees = 25 K .So altogether withPF other superannuation fund I can show 1.5 Lakhs in 80 C.

Apart from this planning to buy flats or small villa in chennai. I can pay invest more as my most money goes as a saving or buy gold as risk free. Please advice wat else can i do? Kindly

I researched the target retirement fund and all of them have financial institutions so I don't want to invest in target date funds. I am not sure which funds I can invest in ? 2. Mphasis 18(17.1 fixed)
3. Pegasystems 14(13.1 fixed)

Pegasystems is a product based company with alot of benefits but salary is very low.
Mphasis is offering good but heard they have very less development projects and also wlb is not that good
LTI is also offering good and heard that again wlb is not good.

LTI and Mphasis are service based companies.
