The cons are that you need a bunch of capital to get started and can't ratchet up quickly due to the capital requirement, and that you might in any year get hit with a 20K bill for a major repair or (though I haven't had this one) unoccupied unit or squatting tenant. Also that you have to find tenants and keep up with repairs, or pay a service to do upkeep on the unit. Also that if you don't plan to stay in it for a quick flip or for a very long term rental, you might as well just go into the stock market. The PROs are that the money is green, it's recession-resistant and inflation-resistant, and by leveraging debt you can make huge percent gains (in rents + equity - cost vs. down payment) somewhat reliably and somewhat independent of the stock markets ups and downs.
