What does your management agreement say
I would fire them - gross breach. I’ve had issues with our property manager too but nothing that bad
I learned this the hard way—third party management sucks. If you can, build your own team and take it in house.
Another problem, not directed at OP, I have no idea what his or her circumstances are, but there is a false narrative out there that one can invest in commercial real estate, let other people take care of it, and generate “passive” income while drinking daiquiris on the beach. Real estate is, to me, like any other investment—you need to mind it. Case in point—I had a potential client when I was in big law private practice who inherited a portion of a fortune worth hundreds of millions of dollars in the 1970s. Between her brother and her accountants and lawyers ripping her off (the “trustees”), she was on Medicare and Medicaid a few decades later and was living off social security because she ignored it and “didn’t know anything about money.” There was nothing we could do for her.
