Purchasing a new construction home and looking at the various floor plan options. I like the covered backyard porch option but wondering, does it add value to the home in case we decide to sell one day? Also, there’s a finished basement with bedroom option; is that a worthwhile option to take? Another factor is that I presume the builder prices are more than if I contracted the job out later on.

Covered porch likely would as it’s a nice add on but probably not enough to make up for the cost. A finished basement would definitely because it adds sqft to the house. I would have no idea on the contractor vs builder costs but for the basement would think that would be cheaper with the builder as they can do it all at once vs a special project and also you can roll that into the mortgage if you want.

Recent lateral junior associate in brand new practice where I'm the only associate. If I see one more article on how millennials are ruining the economy or housing market by not buying enough homes or selling enough homes I'm going to scream. We were saving for 3 years before Covid and had to use a solid chunk to take care of ourselves and our families during quarantine. Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more

Hi all! I’m new! I started the year off planning to save for a home for myself, then rates skyrocketed. So we’re holding off. Fast forward to the final quarter of the year and we were presented with the idea of a residential assisted living facility. I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home
