What do you wish you knew before you began the home buying process for the first time? What would change if you could go back to the beginning of the process?

This is even more important if you have a partner, but seriously sit down and think about what you want out of your first house, and what purposes it'll serve for your family/yourself besides shelter. I would even make a bulletin board or collage of what you think you want before you start looking at all. We did not do this, and ended up having to start over once we realized what we'd asked the agent to show us homes we didn't like. A lot of time we paid for that could have been avoided!

Did more research on upkeep/ maintenance costs (yard/ tree trimming/ HVAC cleaning/ pest control etc). It wouldn’t have convinced us not to buy the house but it would’ve been nice to know the cost/frequency of all of that ahead of time so you’re not learning on the fly

How expensive is to maintain Custom made homes. Example: if a window needs to be repair or replace is a lot more expensive to do it that standard ones.

I recently refinanced and had to get an appraisal. The house was purchased 2 years ago and we were expecting an increase in value since houses around our area have been selling fairly quick. However the appraisal came out to be the same amount as when we bought the house so no change in value. I’m really surprised since Zillow, etc. shows the estimated value a lot higher. I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

Hi all! I’m new! I started the year off planning to save for a home for myself, then rates skyrocketed. So we’re holding off. Fast forward to the final quarter of the year and we were presented with the idea of a residential assisted living facility. The problem there is we’d still need to acquire property in order to run one. The only difference is the RAL would be a business and is already registered as such. Does anyone have any experience here?
