🧢 realtors are basically worthless, they just advise you on how to draw up your contract to get the deal done. All I did was find houses on Zillow, send them to my realtor, and they’d schedule the showings. They’ll put you on an email alert too matching your criteria but all the houses are also on Zillow. Switched realtors 4 times hoping for something different, never got it.

I 100% agree with this. I used Upnest t find a realtor that rebated me 23% of their commission. They still made Iike $2000/hour but at least I got some money back from the deal.
Just find a realtor which is responsive and values your time as much as you value theirs. No matter the realtor you’re probably going to be the one sending them the places you’re interested in and then they do the work of setting up the showings, putting the offers in, etc.

If you’re a seller, there’s no reason why you wouldn’t list on MLS to get the highest visibility possible. If the house isn’t on MLS, there’s likely a reason for it. Such as:
- new construction, not approved for occupancy yet
- investment property with tenants, don’t want to tip the tenants off to selling the house
- house needs a lot of work, and “retail” buyers would be scared of it and/or won’t get approved for a confirming loan
Lots of realtors will say they have access to houses off the MLS, but I feel like it’s all just marketing fluff

If you’re a buyer, not sure why you care. In fact, find a good agent that will also give you access to sales comps and useful data. You don’t pay any commission as a buyer.
If you’re a seller, you could make an argument for selling it yourself but I think you’ll get the highest and best offer on the MLS, generally speaking.
Could be true. In my neighborhood a lot of houses sell without listing on MLS, which is where I believe Zillow gets its data.
Hundreds? Probably not. Maybe a few handful < 100 in the "area". Not sure what you mean by that term.
Probably not capping, but my realtor did show me a good handful not listed. However, it wasn't in the exact neighborhood I wanted. It was less than 3 miles but not what I was looking for.

There’s this whole whisper network out there that the big realtors firm amongst themselves, and I imagine the bigger the realtor, the bigger the network and access to unlisted properties. Two homes in my neighborhood were sold unlisted over the past three years
Is Realtor better than Zillow?
No. Same listings. Redfin is a little better, no pressure from their teams.
An example of how this could. be true. I am an Agent and I know of 5-7 prospective Sellers that aren't listed on the MLS but would accept an offer if I brought it to them, maybe 15-20 more that will sell within the next year or two but would make a deal today if the offer was excellent. There are 18 Agents in my office, all of which have equal or larger books of business than I do. Meaning, collectively we have access to hundreds of potential properties that aren't on the market today.
A lot of Agents throw that line around, ask if they've ever closed an off market deal? Ask them to tell you about it, that will tell you if they're BS.
