Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

Qualified Dividends: I’m expecting $650-$750 qualified dividend in 2021. Salary and base about $250 total. Questions: what tax rate will the qualified dividend be taxed at? The 15% or 20%? A client developer group just told me they reached terms to “buy equity in a lease.” From what they’ve told me, if we were setting this up fresh, I’d do a new LLC and easily handle capital contributions, buy-sell, etc. in the new LLC agreement. However, here the partner had a long-term lease on the underlying RE that our group wants to develop as a concept. Lease assignment to new LLC is dicey, but I’m thinking maybe we set up a Mgmt services company to contract w/ the partner-tenant entity?

Confession: The only in-law that I had a great relationship with passed away unexpectedly. The two remaining in-laws were on thin ice with me prior due to years of drama, nagging, and disgusting display of wealth. I believe their demand of money and general assholish behavior drove in law to his death. I love my S.O. but I can’t deal with the drama anymore.

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports?
