Yeah this doesn’t exist anymore in reasonably nice neighborhoods. My 4 bed 3.5 bath, 3300 sqft with a small backyard are regularly going for 750-800k all day full cash.
But under 750 still doesn’t exist in a remodel older home or a new construction. New construction for that bed/bath in a good neighborhood is easily 750+ at this point that close to downtown core dallas.

Have you tried Far North Dallas or Richardson? In my parent’s neighborhood (Dallas feeding in Richardson schools) there are 2500 sq ft homes under 500k and remodeled ones under 750k. Lots are just under quarter acre with trees. I bought a fixer upper prepandemic 20 minutes from downtown and ended up gutting the place because the flips were $900k, way out of budget, and many times cheaply constructed. Now those same homes are on the market for $1.6M. Sometimes it’s worth the sweat equity if you plan on living there long term.
