I think it a great idea. As long as you get on the MLS, which I think you can if you pay.
Please, let me buy from you!

The right house in the right market at the right price might be fine. But many markets are seeing a surplus of supply, so pricing right, staging well, and marketing appropriately is important. Do you know the trends in your market?

Sure, sacrificing $10k in sale price will more than make up for not having a realtor in most cases. But if you don’t prep well and don’t list at the right price, you may lose way more than $10k due to sitting on the market.
An above average house in the right neighborhood probably won’t need a realtor. An “average” or below avg house in a neighborhood with a lot of supply and price cuts might be better served by having the right realtor to help make a house stand out at the right price.
I'd be too risk averse to do it myself, but I could see hiring a real estate attorney to handle the paperwork, which would still be cheaper than paying a realtor's commission.
This is the way.
There are realtors that exist (like Circle One Realty in IL) that you pay a flat fee to. This guy charges ~$600 which include professional photos and the MLS listing. He advises on everything. The only thing he doesn’t do is “show” your house, which you can do if you’d like. Most the time you’re not home anyway for showings though. Sold with him 3 times
Are you well versed in real estate law?
in our market, for sale by owner houses are usually dumpy and just sit there. Hiring an experienced real estate agent is usually worth the investment, in my opinion
Do you have to hire a broker?
Where’s the house? I’m interested!
I share this sentiment and plan to look into Houwzer when I go to sell my house. Seems like a middle ground where they take 1% and you get some support
There 2 reasons to use a realtor - to match-make and to tactically guide you through the sale process. If you find a buyer yourself, you can negotiate a flat fee for the latter <1%.
