Investing newbie here: pros cons of getting a rental property vs investing in stocks?

Looking to buy a CPO 2018 Macan S that has about 22k miles on it. The carfax notes there has been two owners on the car, well maintained and no accidents. Should I be concerned with the two owners for such low mileage? Also any thoughts on car it self?

Who here has successfully built a side hustle or startup? Who here is successfully creating additional income? Does anyone have resources [books, podcasts, anything] that have helped them?

- OPT ends in late June, so I can stay till mid-late August (grace period).

A parent of one of my students told admin she thinks it's irresponsible that I won't be grading over Christmas break.
