What are some good east coast cities to buy an investment property in? For those of you who have done this before, what's better for a first time buyer/investor - commercial or residential?

8400 take-home after maxing tax advantages accounts. I found a new construction home for $2780 monthly payment if I put 3.5% down. Monthly payment includes taxes, insurance, PMI, and HOA. Also, that it is recommended to have at least one US stock, international stock , and bond. I am 24yo so ideally, I’d want to allocate 90%-100% to stocks and 0%-10% to the bond. Any other things I should be looking at?

Is 150k base salary enough to live comfortably in Manhattan. Assume no extravagant spending but decent apartment, eat out 2-3 times per week, vacation a couple times per year etc and regular savings rate? Hard to get a biweekly number based on all the types of taxes etc

I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense.
