One competing offer (that is lower) and only MBB promotion to Engagement manager in a few months as leverage point. Any fish guidance on how the offer fares up / how to proceed / what comp I should push for?

I’m currently in a lease admin type role, in commercial real estate. I make a base salary of $50.5K with about $9k in bonuses. I’ve continuously received 7-10% raises over the last 3 years. I anticipate getting a promotion this year and would like to get closer to $60k for my base salary. I’m the only person in my role at the company and have been a key person in developing our team as we look to expand. Is this unreasonable? Is there a normal increase given with promotions? My company contracts a web developer, we have a set amount of hours for the quarter and pay over if more work is needed.
He never gets anything done. Doesn’t answer emails half the time. The one thing he’s done was take out a blurb that threatened our eligibility for patent renewal.
