Which of those two options would you pick as a buyer for a duplex?

101k with 3% seller credit
107 K with 6% seller credit

I think I’m more appeal to 6% because it drastically brings my closing cost down but I want to get an opinion here

I’ve been in sales for nearly 3 years doing alright and all of a sudden I have developed an anxiety towards sales that has made my job unbearable in the last few months.
I haven’t made any major mistakes that triggered this, I just gradually developed so much self doubt.

Like I spend way too long overthinking my phrasing in communication lately…

Hello people. Need a suggestion and plz provide your honest inputs. I'm with EY GDS currently (3 YOE) with a package of 10LPA (before hike). Role is of Tax senior. I'm exploring roles in WELLS FARGO/JP as I am looking into profiles in investment banking. Have done masters in banking & finance, & have retail banking experience of 4.5 years. Overall 8+ YOE from scrap.
Just want to understand the salary structure and role in wells/jp if possible. What can I expect with the jump at most? Plz help.

I’m so grumpy about new campus hires. Sometimes I’m judgmental (your hobby is “working on your golf swing,” really?). Sometimes I’m just exhausted by the worried earnestness. I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

PMI question: My home has appreciated by 20-30% in the last year (hot area), I've added about 5% to the home's value, and my LTV is 89%. I asked to remove PMI and my company said I was not eligible to even get an appraisal until the 2 year mark. Has anyone found a way to remove PMI early in similar circumstances?
