Treat your tenants well, don't nickel and dime them, and they will take care of your property. It's an obvious value proposition to play the long game. Damages and vacancies are too expensive.

Noob question on selling puts- I just sold a weekly put that I WANT to get assigned. The stock fluctuate a few dollars a day so I’m looking for a specific price to own the shares at vs entering a limit order. The stock has already gone below my selected strike price by a 30 cents today but I haven’t been assigned the shares 🤔. Is it only by expiration day or am I missing something?

Hi all! I’m new! I started the year off planning to save for a home for myself, then rates skyrocketed. So we’re holding off. Fast forward to the final quarter of the year and we were presented with the idea of a residential assisted living facility. The problem there is we’d still need to acquire property in order to run one. The only difference is the RAL would be a business and is already registered as such. I am currently working as a Data Science Analyst in Amex and would like to make a switch to Fraud detection/Credit risk modelling in future.(not in a hurry but would like to start preparing for the same)
How should I go about preparing for it? Is MBA the only course?
My current tech stack is Python, Pyspark, Hive, SQL, ML, DL(specifically NLP based). I have already done MS in CS from IIT Kgp.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.
