Until you are married I would strongly recommend against putting it in both of your names if you are the one putting $ down. Figure out a fair way for him to contribute until you are married (if you are going to pay for utilities, repairs, etc. then even more than half the mortgage would likely still be fair, but it’s really based on whatever agreement you come to between the two of you).
If you want him to gain equity with you long term, then after you get married you can simply put his name on the property at that point. Relatively straight forward, and in most cases won’t have any impact on your financing.
From a premarital asset perspective, if you only put it in your name and keep it as such you are going to be in a “stronger” position. However, then he does not really earn equity with you in the long term.
If it’s not somewhere you are going to live forever, you could just keep it in your name, and when you both decide to move somewhere else use the proceeds as a downpayment on the next property which you could then both be on title for, so he still gets the benefits of any past value appreciation with less paperwork.
Hopefully that helps!
This is the right solution.
You'll need to discuss it in an emotionally competent way with your SO. And, if this is a property you really like, you may have to make a decision whether he is ready for it or not.
I did this exact thing and held the property separately in a pre-nup. My wife had poor credit and no assets, and this was the only way we could buy into a rare opportunity. But, it was challenging dealing with her and her very opinionated parents.
Good luck!
