This feels like unfair practice. Is it common? What should be my approach?

How do you get better at contract negotiations? (I’m a 4th yr. in commercial real estate) I feel like I’m generally good at pulling together an initial draft of an agreement (ex PSAs)...but I struggle when comments come back. I am a 17 year seasoned outpatient PT in Tampa FL who is the current head PT for my clinic. I do marketing, admin duties as well as staffing. I haven’t gotten a base hourly salary raise in 8 years!
