How much higher should my 1099 hourly rate be compared to hourly breakdown of annual salary? Like add 30% for taxes, then roughly how much more considering no benefits etc. - like 10-15%?

Can someone point me to some material where I can read about profit sharing vs 401k. I get the concept, but I am trying to understand is 10% profit sharing vested over 5 years better than an employee 401k match of 6%?

From my understanding 10% PS is better because it’s just a standard 10% on top of whatever I contribute though it takes 5 years to vest. Does this mean if I leave before 5 years I don’t get any of it?

I’m planning to work with a rental mgmt company that has 3 properties in my complex. They’ll charge 1 month rent for the marketing and 7.9% mgmt fee. Probably the antithesis of this bowl - but need some advice. This is for a house in a Southern metro. Built in 1960s completely remodeled in 2000s with some very recent additional remodeling of kitchen and bathrooms. Well kept house. The price will be nearly $1M, the same as something built in 2010+ with similar square footage (because a lot of the price is the lot, its a super expensive zip).
