Anyone have any recommendations for smart locks? Moving into a new home and want to change the locks but would like a smart lock. Ideally a smart lock where I can change the code from my phone if I’m not there.

I have had great experiences with Lockly smart locks. It offers a wide array of options and can be unlocked/locked from anywhere.

I have the Yale Assure Lock with August controller and like the combo a lot

You should look up the features yourself but I can control everything from the app - lock, unlock, assign codes, share codes, set temp codes, set codes on a schedule, see if door is locked/unlocked/opened/closed. There is a feature to auto unlock when you have been away and it detects your phone closing in but that's a battery drain - batteries last 2 weeks vs. 6mo+ without that feature turned on. It locks automatically after a preset time (can be turned off). It is touch screen so no buttons to be damaged. If battery is dead, you can use a 9v battery for temp power to allow you to unlock from outside.

I started a full time in-house design job that pays extremely well. I barely have to work at all. This makes me very confused since I kept hearing stories of people working 60+ hr weeks as designers at ad agencies. I am not complaining, but I have this creeping irrational feeling that I’ll get fired for not working even though there’s nothing for me to do. Should i be making up projects or asking for more work? Or just chill out? I just feel very confused. Are a lot of full time jobs like this?

Anyone know what kind of experience or certifications I should be aiming to get if I'm trying to break into a pentest role? I just graduated last year and have about a year of sysadmin experience and am trying to get into it asap. So, I'm already applying/job hunting and probably won't get much replies but. Should I be looking at more security analyst/admin roles first? Going for certs? Getting a masters? Wondering what I can do to improve my chances. TIA

Hi - any good books recommendations for getting started on real estate investing?

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side. How could I best leverage my skills for a role in this, and what should my expectations be for negotiation in compensation?

My assumption is that one makes money in RE with leverage. So, would you never let your equity in any given property get above certain% (I.e re-leverage and invest elsewhere) or would one eventually want to own a property outright?

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.

Hi all - any advice for a first time real estate investor looking to make their first purchase at the end of 2021.

I plan on saving $50K, for a $350-400K property in the Long Island, NY area for my first property. Does this sound reasonable? And does anyone have any experience & advice investing in the LI area?

Id like to rent it out for some positive cash flow that I can then start using to save for my 2nd property (sounds easy when I type it).

Thanks all for your input - stay safe!

Hi all, I’m in the north east metro area and due to the current RE market we decided to look into PA specifically Lancaster. Anyone in this market and have any thoughts on where it’s headed? We’re looking purchasing a single family property all cash at 110k that rents for $1100 a month. The last owner bought for 35k like 15 years ago 😩 but hoping buying and holding for a few years will give a equal or greater returns over the long run.
