We live in a neighborhood off Kirkwood and Briar Forest… as others have said quality, safety, schools can be very neighborhood dependent.
Everything south of the bayou is zoned to HISD of course and the school quality varies but is generally average to slightly below average compared to the true burbs. Many of the kids around us either go private, try to get in to SBISD, or some of the HISD magnet schools which can actually be pretty good.
Be aware that the further south and west you go the rougher it gets. We generally avoid anything near westheimer after dark.
Our closest friends live there. Generally older smaller houses and lot sizes. Likely going to private school.
We looked there and said no way. Better value in sugar land’s Greatwood.
I wouldn’t live on Briar Forest, TBH. I can’t tell if you are referring to a neighborhood or the street. If it is the street, I wouldn’t live anywhere from Wilcrest to highway 6 on Briar Forest. If it’s off Briar Forest, very neighborhood dependent.
Ok, yes Briar Grove Park is a beautiful neighborhood, really special homes and streets. North of Briar Forest is generally nicer, but check flood maps. Most children go to private school, unfortunately the HISD schools in that neighborhood are not great.
Walnut Bend is also really nice and cheaper, right outside the beltway in the same areas (south of the bayou to Westheimer). Crime will be worse in Walnut Bend because it’s surrounded by apartments, but there is great value still.
Neighborhood is nice and where they live is quite reasonable as far as crime expectations (low unless your on the edge).
Where is your office going to be? Not a great commute downtown or mid town but city center and greenway plaza east.
Put addresses in waze. I wouldn’t want to go rice to heights at rush hour but haven’t done that drive personally. Check timing.
If you are looking closer to highway 6 it’s a better part of Briar Forest. Security is better also. Much nicer 🙂
We have lots of friends in briar grove park and we looked there when we were younger but ended up in briar grove and now we’re further west zoned to Stratford. My friends all seem to really like briar grove park Now that our friends kids are getting school age, quite a few are moving into sbisd for school since private schools are nuts
Funny enough, I also that neighborhood was called briar forest for years. I think it’s overall a great neighborhood. Good community, nice area. The public schools aren’t great but you are close to so many good private schools. I think at some point you’ll be annoyed with westheimers crime but that’s just how Houston goes. I definitely consider it a good place to live
I live near Eldridge and Hw6 and that area is zoned to Katyisd. The neighborhood is great but I am sure the risk of flooding might be higher
Briar Forest is a road, a very long road. If you're talking about neighborhoods along Briar Forest, they're ok, lots of HOAs surrounded by less desirable apartments. Generally little mixing between the two. It's relatively safe and very family oriented.
Yep, the actual neighborhood is called Briargrove Park. All the real estate forms refer to the area as “briar forest” but I’ve realized that’s not what it’s called.
I would recommend using websites like niche.com , greatschools.org to research the school you’d be zoned to, crime rates etc. I’m a Real estate agent also, feel free to reach out if you have questions
