When I had tenants, they sent payment via Venmo. Easy enough and I got to see the dude’s entire Venmo profile, including transactions between him and his girl for “all the sex time.” 😂
As long as they imitate by the first, I don’t care if EFT takes 3 days.
You could charge utilities on a different schedule or if it’s a one off, just charge the average daily rate from the last bill.

Use this. There is a higher limit once they get going, but they can always pay a couple days in a row. I have everything through Zelle or EFT. Even though they split the payments into multiple days.

I once went to their workplace while they were dodging my calls and marched them across the street to the ATM under threat of causing a scene. Not sure this is what you were after with "appropriate ways"
A tenant dodging the landlord calls to avoid paying rent is undefendable. Would you defend him if he walked out of the grocery store without paying? Or out of a restaurant? I hate my landlord too but hey, if I want the house I gotta pay rent.
We have on site drop boxes where people deposit checks or money orders (multifamily only). Our corporate tenants do ACH transfers directly to our operating accounts. Now OP does raise an interesting point—our straight-up corporate are all NNN leases, but has anyone tried RUBS to have residential tenants cover the cost of building expenses? (Water, central heating, common-area electric?)

I use it as a renter. Although closing on a home next week. It’s easy to make payments, request repairs and renew or cancel the lease.
I used Zillow - works fine but takes solid 5 working days to get the money to the account.
But you will know the deposit is made when they do it

European perspective: who uses checks? All tenants pay via direct bank transfer/standing order.
This is so weird. Here we all use online banking for direct account to account transfers and most of the time it’s instant.
I use apartments.com - lets them set up ACH and apts.com processes the payment. I use them for my credit/background checks too, so once the prospective tenant completes the app, they already have an account and just need to set up bill pay. It takes a few days to post, but as long as they send it by the first its fine with me.
