Can I afford to live in San Francisco on $220k? I’m in my early 30’s so definitely want to live alone and having a nice place is important to me. I’ve never lived in California before so forgive the stupid question.

Yes, but you may need to adjust expectations on accommodations based on what you're used to. Like, if you're looking for a luxury condo, it's not going to work. But if you look for other options, you're fine.

I think you could; try looking up some potential places in areas you think you'd like (near Golden gate park is nice, so inner sunset) and see what the rent is like there. Then pretend to buy a groceries at a whole foods set to that area and look at the prices. That should give you an initial idea for some aspects of living

Expect to pay at least $3K for a 1bd/1bth. Transportation is great so you won’t need a car. Depending upon which neighborhood you choose having a car is a nuisance and most places don’t have garages. If it does expect to pay more. So, $220K a year is doable but factor in your savings goals, hobbies, social life, etc. as everything is pricier there.

Probably not in a nice area of downtown. But absolutely in a suburb. Outside of NYC, there isn’t a place with a comparable cost of living to SF, so you’ll need to downgrade your expectations. 220k in SF is like 150k in a T2 city. Plenty to live a decent lifestyle, but you’ll still be feeling a lot less rich than 220k.

Yes, maybe not in like a nice/new condo. But certainly a full floor of a house (in the city) in a well maintained building with a dishwasher, backyard, and street parking.

also fwiw my partner and i recently moved from sf. we moved there in 2018 together and paid $2800 for a very small 1BR, moved in 2020 to large one bedroom (paying around the same) and moved again in 2021 to a large 2BR (paying the same, including a gated parking spot). They weren’t luxe but they were livable and central. I think if we paid around $3500, we could have had a really nice place, but neither of us wanted to spend that much

Facts and circumstances will impact your actual monthly take home (withholding, 401K, insurance etc), but my base is similar to yours and I take home a little more than 10K a month. Wanted to share so you can use it to create a rough budget and see how much you’ll be able to save after expenses.

Agree that their take home will be ~$10k per month after tax and withholding so they should be able to live comfortably off that. Being single is a whole diff ballgame.

Live in SF. Also own a 1 bed 1 bath we rent out for $3.5k/month in an “average” neighborhood (Mission Bay) where cars parked on the street overnight sometimes get broken into and you deal with the occasional vagrant. If you want to pay less, you will be in an even tougher neighborhood (Civic Center). If you’re willing to pay $5k+ you can get a nice 1 bed apartment in a nice part of town (Pacific Heights). Have a friend who rents a 3 bed house in the city for $14k a month (Marina/Cow Hollow)

Very doable. Look for apartments on craigslist. I have found really good deals for 2.3-2.5k and these apartments were pretty spacious.

absolutely! Spend 3000-4000 on rent and you can have a nice place. There are a lot of gorgeous apts that are on the cheaper side in older buildings. It gets pricier with the luxury rental buildings with a ton of amenities. Less money to save, but you have a great salary so I wouldn't worry about it.

Absolutely. In the pre-COVID times I lived in a 1/1 in the city and walked to work on about that salary. Depending on where your office is you could also look at Oakland (use BART) or the peninsula (CalTrain) if you want a more suburban vibe or a bigger place.

Employer is trying to force me (disabled using a walker and immunocompromised) to return to work at the office after WFH efficiently (covering 2 roles!) For 2 years. I actually can't even do my job from the office. Office isn't ADA compliant and my walker doesn't fit. Some employees aren't vaxxed and mask mandates are being removed. I've been fighting this order loudly. And now I have to meet with the CEO, HR and my supervisor. Wish I could leave, but I don't have a new job lined up.
