Can I get a mortgage pre-qualification from a bank without a hard inquiry? If so, would a pre-qualification be enough for an agent to work with me? I am very early in the stage and I’m not ready to get a hard pull just yet

Where are you located? Usually a mortgage broker will give you a letter if you can give them your DTI and credit score. No hard inquiry needed.

I’m 26 and have a fair chunk of my NW tied to Cloudflare - a tech stock that I believe has the opportunity to 3x and become a $100b+ company over the long term. Similarly, I have a lot in cloud computing etf - WCLD.

Given short term rotation out of growth stocks, I’m confused on what to do. I think we still have some time before growth stocks bottom out, but do I sell?

My partner and I bought our home back in 2020. We got a good deal, low rate. But we want to move into a more spacious SFH. However, as we all know this market is crazy. I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. One way to invest in rental properties is paying the downpayment and any renovation costs using saved up cash. I know folks also use HELOCs. So you'll end up with 2 loans. When do you pay off the HELOC? Personally I dont think taking out a HELOC is a great idea. What other strategy do you use to invest in rentals?
