First reaction: always student loans. You are never guaranteed a return in the market, but you are guaranteed a return if you pay off student loans.

Especially with 4k, even if you made 20% in the market few weeks, that is only $800. Downside is much more than upside rn.

Point to note: North has City view, South has Hill view, W has Forest view & E has city view. If you were gonna buy a flat in this site what all things you would think and then make a decision. $530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?

I am doing a back door Roth IRA through Vanguard and while everything makes sense to me, I am unsure if an additional $6000 be invested for a non working spouse. We satisfy the criteria but two questions - 1) Is this still valid I.e., $12k can be invested for 2021? And 2) Any insight into how this is done - Vanguard doesn’t let me add more than $6k as it’s above the individual limit. I tried searching the bowl for specific answers but wasn’t successful. Is it too late in our lives to jump into a mortgage?

So my fiancée and I are relatively late in terms of finally landing well paying jobs and being able to save money instead of living paycheck to paycheck. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. I also literally just started contributing to my 401K so I’m also late in the game for that too.

I have a Fidelity Brokeragelink account for my 401k. Every other year I switch from pre and post tax contributions. My money is spread over 3 ETFs currently. Does anyone know how this is tracked? Say if $100k is traditional 401k and $100k is Roth 401k, but they’re mixed, how can Fidelity track what funds are Roth/traditional? If I’m up 300% in ARKK, how can I or anyone else at fidelity tell if the cost basis was pre or post tax contributions?
