Apply for an EIN if you’d like under your name or a DBA, so that you don’t use your social in documentation with Airbnb or others when needed.

What PWC1 said, Get a Business Chase Inc line of credit. Use it ONLY for business purposes.

Apply for Home Depot line of credit and/or Lowe’s line of credit, but ONLY when you’re ready to get a big bulk purchase, so you can utilize their 10% discount. Use this option ONLY after you send it to the back room for bulk-value pricing. (Hope you caught what I threw.) They should be able to give you contractor/bulk pricing and then the 10% discount on top of that.

Tax purposes, these expenses are super simple to maintain. Pay these expenses using a BUSINESS bank account. If you need to, open a business checking or if it’s not needed, a regular/personal checking where you control how much you deposit. This will allow you to pay contractors with peace of mind as well because the checks will
contain the account number and it won’t be tied to your personal accounts.

My brothers friend opened a bunch of credit cards all at once with no interest for 12 mos or longer and ended up paying them all off before the interest hit.

This was years ago, not sure what the market is like today but if I recall correctly, you gotta open them all at the same time to reduce the chances of your credit score getting dinged enough to get a decline on an application.

Look into the chase business ink. $750 bonus plus 12 month 0% apr

Older attorneys keep trying to force dictation on me. I’m a newer lawyer and have trouble verbalizing my motions and legal writing for complex issues I am just beginning to understand. Looking to end lease early. As a landlord I’ve allowed tenants to do it bc it was easier than going to court. Now, I want to do it as a tenant.
I want to give 60 day notice and terminate lease at end of Feb vs letting lease end in April.

Current lease has a $1K administrative fee for early termination. Landlord is small and independent aka it’s a couple renting an old property.

My condo in midtown Atlanta is on the market for ~$370 and just received an offer. The offer is close to asking, but there are some red flags:

1. $0 down financing with navy federal CU
2. Only offering $1500 earnest money
3. Want me to cover $11k closing costs

Should I walk away? Seems like this person can’t afford the condo, and I don’t want to get tied up under contract and miss another buyer. I’d like to see at least $10k of earnest money, is that reasonable?

Am I being unreasonable here - my place is up for rent, I did not want pets and I wanted to rent it out furnished. We got an application from some tenants who have two pets and don't want most of the furniture. I'm making an exception and putting the furniture in storage, but I'm adding a security deposit for both pets and also monthly pet rent for both pets. So originally it was $2300, I'm asking for $2380. They are saying they banked on the $2300. Should I try to negotiate $2350?
