I’m building a duplex in suburb of Charlotte NC. Lot was $44k. Contractor fee of $40k. Planned construction cost was $326k. So all in planned cost of $$410k.

Construction cost per sf of $114. $128 with GC. $144 with land.

Accruals are coming in well below budget. I’m all on on new development vs purchasing right now in my market.

What’s your plans.

Did you finance or put cash for the construction. How did you go about financing? Did you work with city planners?

Since iOS 14 changes, Facebook ads isn't the same anymore. Why?

A. >75% iOS users denied tracking. They are no longer tracked across websites/apps. Facebook lost its edge.
B. Targeting and conversion tracking aren't as effective anymore.
C. Many advertisers have been migrating their budgets from Facebook to Apple and Amazon ads.

Happy Holidays fishes!! I would love to hear some thoughts here..We bought our first home last year for 316K ( starter home) in MCOL city. The value is now over 400K and I have an equity of over 150K. We are thinking of moving to a different state.Should we rent this place ($2400/month) and with recent refinance my mortgage will be $1600/month(inclu pay all) or sell it to pull out equity for the new home in a different state? I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.
