I bought a flat, but it didn't come with 4 wheeler parking, so I had to park on the street outside the apartment. However, the builder still has three closed parking spaces available. Could anyone recommend a negotiated price or a percentage off the flat rate for covered parking?

I got GC through EB2 which is pretty similar to EB3. After you get PERM approved, you will apply for I-140 and I-485. You can pay premium fee to get I-140 approved with 14 days. For I-485, you may have to wait around 10-15 months (before covid it was around 7-8 months). Once I-485 is approved, your GC will be mailed to you within 1 or 2 weeks.

From PERM to GC, it’s about 3 years. It included preparation of documents with attorney and my company. PERM doesn’t require it but when you get audited, you have to submit it. But I-140 does require it.
How did you bring up the sponsorship with GT?
After almost 2 years of working there I talked to the immigration team at GT about the possibility of getting sponsored and gave them my reasons and they were very receptive. Had to get approvals from the top to move forward. Happy to talk about this more through DM.
