If you are home buying in Texas, Colorado, or Georgia, consider Homeward- they make all cash offers and buy the house for you. Then you rent from them until you can buy it back from them with a mortgage or after selling your current home. I worked with them last year when making offer in Austin, Texas. They are very easy to work with and I had my offer accepted. Whether the fees and risks are worth it is a personal calculation, but it makes your offer competitive in an insane market.

Depends on your market and what is typical for your market. If I write an offer, it’s because I already have the lender who has done the preapproval and I submit my proof of funds with the offer. The selling realtor calls my lender to ensure we can close before accepting or submitting a counter.
People may not entertain your offer, similar to contingency offers. Depends on your market tbh if you’re buying in LA where houses go on the market for 2 days and get cash offers you probably would have zero chance.
Where and what are you buying
Not right now :)
And anyway if the seller is skittish you can get one in a day.
