Newbie quick question - is the 1% calculated based on rents collected, NOT including your own mortgage payment if it’s owner-occupied?

Ex: looking at a 3 family for $500k, let’s say rent is $1800/each for the 2 units, hence 3.6k month, but I live in the other. How do i apply the 1% rule here?

Question for my 401k focused advisors out there--what programs are you using that is instrumental to your 401k practice that you simply can't do without? I'm being pitched on Envestnet & im not sold.

$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?

Let's talk unhinged pro se opposing parties. We have one that emails the entire firm every few days with these SCREEDS that are like weird stream of consciousness accusations of baseless criminal and unethical conduct. hello! I’m looking to get some insight to see if I’m being paid fairly for where I’m at in my career. I’ve worked at the same company for 2.5 years. This is my first job out of college. Started as an HR Admin, basically in a call center for all HR related inquiries and now am a Sr Admin assisting with escalations, interviewing, training new hires, supporting my team, scheduling, keeping track of stats- phone calls, tickets resolved, etc. I’m making $52k per year and work remote out of MA.

I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.

I am selling house and remodeling both master bath and kids bath. Got quote for 29k for both and I buy floors and cabinets.question is I have a very big whirlpool tub and tiles around it discolored. It’s a hassle to lift it up change the tiles and fixtures and put it back. It’s old but works great. Remodeling ppl recommend get rid of it, give space to buyers if they want to buy standalone tub. I thought it adds value to have whirlpool tub. But can’t even change fixture. Should I get rid of it?

I have a rental property and my tenant is asking me to change the fridge light burb. I live out of state and don’t have property manager locally. Is it bad if I ask them to change the fridge light burb themselves?

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.

But light burbs? Srlsy? They are grown up people (fresh out of college girls)

Commercial Real Estate: how long did it take you to know if this is what you want to work in?

One of lenders I am working with is asking for 750 pre payment to finish he application, which has lie, 30 pages of signatures.

The other lender gave me a preapproval letter. Is the 750@ normal thing? First time home buyer here, feel like I’m about to screw myself over.

After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!
