I will add that I got a great rate w/ rocket! But they sold my loan off pretty quick.
Open up a checking account with ally and they will take 500 off of closing costs.
Alternatively check with local credit unions who usually have a good rate. Or if you do all your banking / saving with one bank they may have discount incentives.

Do you already have a real estate agent? If not, talk to one. You don’t have to sign an agreement, but just talk to them and see what they suggest to “get prepared to buy”. Then ask them if they have mortgage lenders or brokers that they prefer to work with.
Chances are, whoever your mortgage is issued thru will sell it in 3 to 5 years (if not less), so u wouldn’t get too excited about who the loan is actually issued through
