Walked through a good one a few months back. Broken foundation, doors don’t close anywhere, interior walls behind drywall were dry rot, floors were spongy. “as is” HUD home. The house needs to be torn down, but asking 280k. As long as they answer the disclosures honestly there is zero recourse. You better know what you’re doing on a fixer. Lenders are particular about what has to be fixed before closing. Many fixers are cash, hard money, investors.
Do you have an inspection contingency? If you do, then you can ask for a credit for repairs. They can obviously say No and then you can decide if you still want the house or not.
Agree with this, if you still have inspection contingency you still have the ability to back out, it doesn’t mean you can’t ask for repairs or credits after the inspection, but seller will likely push back.
If the listing is going out of its way if sayin “as-is” I can promise you they aren’t budging lol. They’re aware of the many defects and they don’t want to deal with it
That’s what I was thinking and I figured it was odd to no list any issues.. other listings at least mentioned if something needed an upcoming repair, etc.

I was in the offer stage and mentioned possible evidence of flooding due to a smell in the basement, my agent replied “its As-is so asking for anything is breaking the contract.” I had already submitted my offer so I was looking for a second opinion.
