Is it crazy to put down 50% if that down payment amount is almost 50% of your net worth?

If your net worth is 10k and you are putting down 5k, no. If your net worth is 10M and you are puttering down 5M, probably.

You should really be talking to a mortgage broker

If you’re putting too much of your net worth into the down payment, won’t that impact your mortgage rate? Pretty sure they will check for how much savings you’ll have etc. before providing options

Yes.
