If either you or your spouse works from home, the 4th bedroom could be used as an office. That's what we do with our 4th. We're going to get a Murphy bed chest and stick it on one side to use for the very rare guests we get each year.

Definitely get the 4 bedroom. We bought a 3 bed thinking it would last us a while. We recently had our first kid and decided it’s not big enough. Putting it up on the market and looking for bigger.

1 extra bedroom makes a lot of sense. You don’t immediately have to sell if life changes. Plus an office, spare room. Potential to write it off as a business expense. I’ve bought the two bedroom had to add an addition. I live currently in a 1 bedroom, life changed now I’m building a new house. Life experience says 1 extra bedroom is worth it.

4 bedroom will likely appreciate more than a 3 bedroom, and gives you a lot more flexibility in the future.
