First time investor: what’s your advise will be for a 360K home, 20% down & with current rates on 30 yr term, $200 +ve cash flow. Should I consider it or pass? What else should I consider while thinking about this investment? Thank you.

I am cash flow negative in some of my properties and still best deal ever in the long run.

I have both pre and post-Covid.

When you say “$200 cashflow after expenses”, what expenses are you using for your underwriting? Just PITI? Any repair / vacancy reserves? With or without PM fees?

Overall, I’d take any cashflow after accounting for repairs and vacancy reserves in the current climate, knowing that rents tend to rise and interest rates are likely to come down in the future.

Even if you’re “cashflowing” $200 a month, I’d put $100 into a separate account to start building a vacancy reserve. Once you get 2 or 3 months of reserves, then you can go back to taking the profits.

sounds like you have a healthy reserve, so I wouldn’t too much about repairs. Since the house is new, does the builder offer a warranty for some period? If so, that’s probably good coverage until you can get a rent bump and/or lower payment through a refinance.

While nothing SHOULD break in the first year or two, renters do some stupid shit sometimes.

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

For those w investment property, how many of you self manage vs using property manager? This is my first condo, relative new build from 2018 and a family friend jus moved out. NJ market - Cousin of mine who has >500 rental properties advised that over next 3 yrs it’s possible for me to get 3 multi-fams if I buy 1 every year for next 3 years, by doing FHA on the first so 3.5% down and then doing less than 10% down on the next 2 if I do it right. Everywhere I read not seeing how that’s possible. can anyone explain pls? Is there a hack that after getting the 1st owner-occupied prop, I don’t have to put more than 10% down on 2nd home, and on 3rd??

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!
