2bedroom condo selling for $260k. No additional work needed. Expected rent is around 1,800. HOA plus taxes around 900 a month.

I'm going to accept an offer that's 150k+🎉 I'm a single filer, no kids. I'll be able to max out: 401k, HSA, but from my understanding, I will not qualify to utilize IRA? Aside from building a 6-month emergency fund (HYSA), what are potential next investment vehicles? I do know I want to start purchasing real estate for cash flow. How did you get up the courage to invest? I max out the annual allowable contribution amount for my 401K, but otherwise I’ve got everything in savings. I have no debt, just a bunch of excess cash I’m too scared to do anything with. I know this is irrational - I’m above the FDIC-insured amount and I’m also losing value to inflation. I’d like to get to a position where I have maybe 14 months’ expenses in cash and the rest in investments (probably low-fee index funds).
