Or this something that I can read and find the paperwork online? What are the best mortgage companies? I just got prequalified for %6.9 interest rate. What do I need to look for in the house? It’s a 2016 built house. Is this a good time to buy?

Yes, 100% get an agent, they‘ll get you through the process and are paid by the seller, so you won‘t lose. Interview 2-3 (look up what to ask them), most important is fit regarding style, experience and that you‘re a priority (if you buy for 500k but they usually have 2m+ clients you won‘t be). Market is hard to predict but seems like you got a good rate so I think it‘s a good time

Remember this, the Seller has a Contract with their Realtor. The Realtor represents the Sellers’ interests ONLY. The commission is split between the 2 realtors & paid by the Seller. if you have your own representation; your Realtor MUST be present when you view the home and must draw up the Contract with your Offer terms to send to Sellers Realtor. Your Realtor manages the process to ensure that the Appraisal, Inspections, Mortgage processing is all done on time and meets all Contract terms. They also know ”how to get you out” of a Contract if the home or the Mortgage turn out to have issues you can’t live with. They negotiate repairs, Price, legal terms, etc YOU WANT a Buyers Rep. Looking out for YOU

I used Upnest to find my buyers agent and got a rebate from them of 20% of their commission.

If you have a good credit score look into small banks around your home for a mortgage. Be carful to look at the interest rate and the APR. APR are the the rate and fees combined, alot of people don’t even look at this and end up getting robe. Ask for a truth and lending statement that will breakdown all the fees after you chosen the bank and applied, it will break down all the fees your suppose to pay. Small banks rates are usually better and their fees are lower. Buyers agent’s don’t really exist there only for people who are investors looking to pay the commission fees. Get an agent it doesn’t hurt because you don’t pay for it. Don’t waste your time on a bad agent they are a dime a dozen so move on with someone else if you don’t feel your not being serviced correctly.

Everything is negotiable. Your commission rate that your buyers agent makes, what type of insurance you get, your title policies, the house price, what they fix, your warranty, you can have sellers pay for closing costs, all these things are negotiable. And you can pay for a real estate agent upfront to help save on fees. You just have to ask.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.
