Unpopular opinion, have thought about talking to them? Is there a reason they are paying but late? A lot of people are going through difficulties right now and if they want to pay but are paying late maybe they’re facing a cash flow timing issue, in which case being a decent human being can go a long way. If that’s not the case, and they’re just evading rent, yeah for sure don’t renew their lease come December.
I tried this with my last tenants and we got every sob story in the book. We ended up evicting because they just altogether stopped paying after 6 months of partials and promises.
You can try to be the good guy but many many people will take advantage of you.

I have a tenant who always pays late. The key words are "always pays" - I'm fine with getting the money late as long as I get it. This has been going on for three years and I don't lose sleep over it.
I wouldn’t mind as long as they did always settle up.
But definitely don’t evict if you don’t have to. They’ll just stop paying altogether and it’ll take at least 1-2 months to get them out and lord knows what damage they’ll do in the meantime. Not renewing their lease would be the cleanest break though December is a rough month to try and get a new tenant in. Spring/summer is better.
How quickly could you get new tenants? It will likely be vacant for at least a month. Is it worth it for one month less in rent and legal fees to evict? If you are eventually getting paid and don’t have immediate cash flow issues, I would wait until the end of the lease.

Wake County is landlord-friendly, but evictions can still be delayed if tenants appeal. I’m in California, which adds a layer of complexity. Would appreciate any advice on which route to take.
