BiggerPockets has tons of content on their site, on YouTube, and through podcasts. Their main guy, Brandon Turner, had also written a few books.

There’s lots of great books. I’ve been reading “millionaire real estate investor” by Gary Keller lately. There are a lot of other good books on real estate investing, it all depends on what you’re looking to learn.

For any real estate investors

22 years old and currently focused on using my left over income to invest and pay off my debt. I am set to pay off my college loans by next year and, when I do, I want to look into investing into real estate. Does anyone have any suggestions on how to get into/learn more about real estate investing? Or how I can have enough knowledge on the topic to be able to invest wisely when the time comes?

Any books? youtubers? etc. How did you all learn about it?

Diversification is the key. My portfolio includes a bit of most of these.

1. Debt/Liquid mutual funds (direct)
2. Gold
3. REIT (fractional ownership and distribution)
4. Equity mutual funds (ELSS, direct)
5. Direct equity (India)
6. US stocks and ETFs (tech & genomics)
7. Crypto currency (interest deposits)

Freelancers, do you actually benefit from having an S Corp? Assume someone is earning about $100k in 1099s and $150k in W9s. Everyone says “oh get an s corp for taxes” but does it ACTUALLY help lower your taxes? (Also, can you get ALL 1099s if you bill through your s corp and does THAT help?) Everyone who insists on it says things like “yeah I’m not sure how, but it helps” or “this is my first year doing it.”

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)

I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit.
