If there’s a house or two that recently sold in the area, look up the seller’s realtor and contact them. Ask them to give you feedback about improvements and how it might impact ARV
It comes down to doing some research, checking other properties within a one-mile radius that have been renovated. Then compare them to your property, taking into account the square footage. You might also be mindful of costs right now. Because of tariffs and other chaos in the economy at present, someone could underestimate what the actual cost of materials will be.
Differentiate by the kind of improvements you're considering. Things that improve visuals can sometimes improve curb appeal. Things like structural or foundation repairs are harder to fully recover on resale. Same for big-ticket items like kitchen remodeling.
If you know how much the reno will cost, the only remaining variable is the monthly rent you can expect after the work is completed. Contact a realtor that specializes in residential rental properties. They can give you your best estimate as to market rents.
