I own a single family home in a college town where I rent individual room. I get $1500 for the primary bedroom that has a private half bath, 1300 for the larger secondary bedroom and $1100 for the smallest bedroom. The city does not allow more than 3 unrelated tenants. I have sisters applying for the $1300 bedroom. Since they are related, it would be allowed under the city’s rules. In this situation how much would you charge? Still $1300 or more?

If you charge them more than a nominal amnt, they’ll go to a 4 bedroom

My first reaction is it should be the same price either way. Just like if I had a 3 bedroom condo I wouldn’t charge a single person less than a couple or family that wanted to rent it. However since there are shared spaces in the home I think you could make the argument to charge slightly more given the two sisters would use more space/resources than a single tenant in the room would. Maybe a $200 add on? Depends if you pay any of the utilities too.

Do you pay for utilities, or do your residents? If you, up charge. If your residents, it doesn’t cost you any more and I would leave it be.

I do pay utilities but only water would really be any different and it’s not that much anyway. Gas and electricity are mainly used to heat and cool the house so those won’t change.

It’s not the NE. It’s Boulder, Colorado. It’s been pretty good. Honestly my biggest issues have been yard related costs. I had a big tree die that I had to remove, 100mph winds damaged my fence, and it’s impossible to find anyone to mow the yard, I’ve been through 4 people so far; they just stop showing up. I also got cited for not having the snow cleared from the sidewalks. I furnished the house except for bedrooms. Honestly that was less expensive than I thought it would be. I’ve had no vacancies so far. Literally one person moves out Jan 31 and the next moves in Feb 1. Right now I’m trying to sign someone to move in Aug 1. Since I’m targeting students, I missed my window because most students already committed in Feb. My tenants all told my they were going to stay another year but then one changed her mind and since it’s more than 60 days she can do that.
