Plan for landscaping (tenants won’t take care of the yard)
Depending on the region, you may want to pay for pest control
You should probably have an umbrella policy in place.

Umbrella really won’t cover you if something happens at your rental. (Business vs personal). Should still carry the umbrella as long as you have the assets to support such a need.

Maybe any utilities that you will pay. I own a house in a city that requires the homeowners to contract for trash service. I guess I could bill that back to the tenants but I don’t.

Don't forget the tickets from the city for blight from tenants leaving crap in the front yard and the attorney fees from the dance of trying to evict and then they pay up!

Buyers typically don’t pay realtor fees, that comes out of the sellers profit
