When you say mortgage free do you mean the rent covers the existing P&I or you bought the home all cash?
Paid cash, below mkt after paying for an inspection that found a few issues that I was slowly going to fix before the water pipe failed in Aug.

How much could you get if you sold it as-is? How much could you sell it for if you put $100k in?
How much is the tenant currently paying? How much more could you get after renovations? How much would your side rent for if an investor wanted to rent both sides?
How would you finance the $100k in repairs? Do you have a contractor you would use? Or is that just a guesstimate?
I'm one of those late diagnosed ADHDers who in her youth did for others vs go to school and finish undergrad. Took 26 years, lots of interruptions to care for family as I did not have kids nor a full time job thanks to my now ex husband wanting me to be able to travel as he was older and had 5 weeks vacation back then. No stability. No degree until 2015 then did my MBA as covid started. Finished 2021 (Dec). Chose passion (horse racing) for the undergrad so not coming from a job that paid for any of my education. Now work for State of WV Racing Commission. Job description says CPA needed, but it certainly doesn't pay like it not is the work more difficult than an entry administrative clerk could do. Now that I'm a year into this role (accounting tech II per the state), I'm looking at studying for CPA and finding better paying govt job so I can stay in the loan forgiveness program. Sucks being 52, single, no kids, no nieces/nephews, and still living paycheck to paycheck. The house racing official position I had that brought me to WV was through the racing here and only paid $16/hr when I started. WV is horrid about wages for people that need to know technical and legal things so gambling can happen.
Oh and add in fear of success and fear of failure....
